Rehab Project – Seller left these items behind!

The seller left behind a “few” items…

Investing in Real Estate can be a very interesting… to say the least. As with most things, it has its “up’s and down’s”, and it’s “good’s and bad’s”.

Over the years I have purchased many houses where the seller has left behind a “few” items. Our current record is 12 thousand pounds of trash that was hauled off to the local dump.

Here is a short video of a house purchase that I think will beat my long standing record.

Hey… we have all forgotten to take the trash out a time or two on trash day!

Real Estate Rehab Pictures – Before and After

Recently completed rehab project by Empire Holdings & Investments  

Investing in Real Estate can be a lot of work, but it can also be very rewarding. Taking something that is in need of some attention and bringing it back to life is just part of the rewards of Real Estate Investing.

Here are some pictures of a recent project that Empire Holdings & Investments has recently completed. The home is now listed for sale. 

These are pretty dramatic before and after pictures of what doing just a cosmetic rehab can do for the overall appearance of a home. This home was already in good condition, it was just in need of some updating.

Yes, this one was a lot of work, but what a difference it made! In general, I try to stay away from projects that need this much work, but this one was very rewarding to see the before and after results.

And no… We didn’t complete the rehab in 21 days or some other unrealistic time frame. On TV shows like Flip This House they are able to do something like this in just a couple of weeks. 

This house took 2 guys and a total of 45 days to complete the project. Maybe some day we can get that time frame down to just a couple weeks! But for now… the added stress of worrying about a couple extra weeks in order to (maybe) make another $1000, just isn’t worth the aggravation. 

For now, taking 45 days is just fine with me.

Taking Real Estate Pictures… Using Trick Photography

Do you guys use trick photography when taking Before and After photos of your properties?

You Bet We Do!!!

Well… maybe I wouldn’t call it trick photography… How about… “Taking pictures so they turn out good“. Isn’t that what anyone taking a picture wants? 

Any photographer will tell you that lighting is the key to taking a good picture. In Real Estate (as with many things in life), it is the little things that can make a big difference. Having good pictures that will show your property in its best light (a little photographer humor) is one of those “little things”.

Why is it so important to take good pictures of a property when the prospective buyers will see it in person? That’s easy… in today’s world with the internet and web sites, almost all decisions to go look at a property are viewed first online by looking at pictures. Between home buyers searching online themselves, to the Realtor using an online multiple listing service website to print a list of homes for their client to go look at… a picture is what almost every home buyer will see first.

With this being the case, you want GREAT PICTURES so your property will end up on “the properties to go look at list”.

Do you need to hire a photographer? No! Remember that lighting is the key to taking good pictures! Here are some before and after pictures that I have taken on my 8 year old digital camera. About half of the time I barely stop walking before I hit the button to take the picture. When you look at these pictures, notice on the “before” pictures the sun is not shining on the front of the house, but on the “After” pictures it is. It’s that lighting thing again.  

The other key to talking a good picture is… taking a lot of pictures! By doing this you will have enough pictures to choose from and the odds are that at least one will turn out really good!
